My will says who gets what, my kids, no one else. No one else has any claim on what I have so probate won’t be an issue. I’ve got a DNR and have discussed the details with my kids. They share a PoA. As for creating a trust, no. I’m not going to say my daughter gets this and my son gets that. I’ve discussed everything with them, keep, sell, donate, whatever. If one wants the Busa and no one wants the other two they have to sell them and divvy up the money. Same with my car and guns. I don’t care, I’ll be gone. My eldest, my daughter, has agreed to handle the business end of things and for that I’m designating a fee to be paid to her above the equal division of my ‘goods’.

It looks like you have all of your bases covered. Good on you for that. My wife and I did wills in our late 20's and have updated them three times since then to reflect changes in life.

Hi. I told my daughter that I do not want to live like some of the people that I bring food to. So I told them to find the closeest pig farm and throught me in the mud. I really would like that to happed. What I think Will happen they will spread my ashes over the race track.

I’m gonna talk to my kids, age 40 & 42 about them writing their wills sooner than later especially since trump will be in office.
What is the issue with the kids being in their 40s and Trump being in office? Were they forced with being unemployed if they didn't get the jab? Are they in the military and you think Trump will start a war and have to draft older people to fight as soldiers?

I guess you missed the landslide election results. The states Kamala won were the states that required no ID to vote. It has me wondering... if all states required ID would she have won any states? So, when you say it doesn't matter who the president is... you obviously are not paying attention to what the rest of the nation is thinking... but... you know more than I do about everything... so... maybe your right.

Now... if you were to examine the property tax case going on in Texas right now and how it might impact the whole country when it comes to how country tax assessors assess property taxes ( the formulas they use ) then, perhaps one day it will matter who the president is when new landmark legislation hits his desk for signing into law... but, I digressed... My last question is... who would know more about the value of property.... Kamala or Donald?
 
I had three clients and a friend that lost both their rentals and their own homes, PPOR, in the 2008 GFC. I for one don't think you should gamble with your home. In the good times it works (2000~2007) but in a downturn it's a tragedy at the worst and a millstone at the best. You never do it after a big rise in home prices though. 2009~2010 was the last time it made sense I think.

Where was the big rise in home prices in 2009 & 2010? 40 to 60% decline in Southern California in middle class neighborhoods.
